Do I need a permit to build a Tiki or Chickee Hut?

This is the #1 question in the tiki hut industry — and it has a unique answer when you work with us. Always confirm local zoning rules with your municipality for your specific property. 

In most cases, our Seminole Tribal membership exempts us from certain building permit requirements.

Both Tiki Huts & Chickee Huts are open-air structures, but they have distinct origins and construction styles:

Tiki Huts are inspired by Polynesian design and are typically built with bamboo, palm-thatched roofing, and palm leaves. They offer a tropical, island-paradise aesthetic.

Chickee Huts are a Native American tradition of the Seminole and Miccosukee tribes of Florida. They are built with cypress logs and palmetto thatch, feature a raised platform floor, and offer a more rustic, heritage-rich look.

Natural thatch roofs, made from palm leaves or palmetto, typically last 3 to 5 years in Florida’s climate, depending on sun exposure, rain, wind, and local wildlife. 

Regular maintenance and timely re-thatching are critical to preserving the structure’s integrity, insulation, and water resistance. Our team replaces worn natural materials using traditional techniques to ensure a long-lasting result that restores both function and charm.

Synthetic huts are constructed from high-quality materials such as PVC, resin, or composite and offer the same aesthetic as a natural hut, with significantly greater durability and longevity. They resist fading, rot, and pest damage better than natural thatch.

Natural huts offer an authentic look and feel, are more eco-friendly, and are often preferred for traditional or heritage-focused settings.
